Ultraframe has designed the LivinROOF solid roof conservatory around the market-leading Ultraframe Classic roof system. Because of this, it’s possible to design it as either a new conservatory or installed on an existing conservatory to give it a new lease of life.

The Livinroof configuration is flexible. You choose where you would like the glazed sections and where you would like shade. Your conservatory roof will include the Livinroom internal pelmet allowing you to add downlights, and as an optional extra, the Ultraframe Cornice can be fitted to the outside to hide the guttering.

Do I Need to Notify Building Control if I Change the Conservatory Roof?

We recommend you notify your LABC (Local Area Building Control) if you change your current glass or polycarbonate conservatory roof to solid. This is true for ALL solid conservatory roofs. Some companies will claim that you need not include the LABC in the installation process as their roof is “PRE-APPROVED”. Even if this is true, we recommend you still include the LABC in the installation process.

LABC Requirements

The following items are what LABC will require;

  • The existing base and foundations must be suitable for carrying the additional loads of the new roof.
  • Your existing conservatory frames use steel to reinforce them fully.
  • An exterior grade door separates the house and the conservatory.
  • There must be independent temperature controls and an on/off switch for heating or thermostatic radiator valves in the conservatory if the existing house provides the heating.

JHAI inspect our solid roof conservatory installationsTo help with this, Ultraframe have joined forces with JHAI. As an approved building control service, JHAI can issue building control certificates. Because JHAI is working with Ultraframe, they already have all the information regarding the roof on record. This means they do not require much paperwork to approve the conservatory roof installation. Instead, JHAI will make two visits to the site. Once at the start, and again at the end of the project. No need for you to worry about any of this. We’ll handle it all for you.

Livin’ROOF Conservatory

This was our first Livin’ROOF conservatory.

On this project we changed an old Ultraframe classic roof that had been installed for over 15 years. The roof had developed multiple leaks and was looking worn out.

Both the roof, window and door frames were changed to give this conservatory a fresh new look using Anthracite grey externally and white internally.

On the roof itself, the position of the glass was carefully chosen to allow maximum light into the conservatory whilst having some shaded points.

Pilkington Activ Neutral tint self cleaning glass was used not just on the roof but in the windows and doors too.

Livin’ROOF Conservatory

This conservatory caught us by surprise.

To access the conservatory from the home you have to go upstairs, but you walk out of the conservatory into the garden.

Besides that little quirk I think you’ll agree the end product is simply stunning. Pilkington Activ Blue self cleaning glass was used in the glazed part of the roof. While new windows and doors were fitted to the perimeter.

Another one of our fantastic Livin’ Roof conservatory installations.

This conservatory was configured to have the glass at the front so it catches the light in the afternoon.

As you can see it has just been freshly plastered and is just having the electrics installed ready for a coat of paint.

This conservatory was configured to have single pieces of glass each side of the roof.

This replacement utilised the homeowners existing window and door frames as they were in good condition and strong enough to support the new roof. The new roof gave this conservatory a new lease of life.

The nature of a solid roof means that your conservatory no longer meets the requirement to truly be called a conservatory. In effect, it becomes an extension. At one time, you most certainly would have required planning permission and possibly, building regulations.

Building Regulations rules have changed in recent years along with guidelines for permitted development. It is likely that if your conservatory was built under permitted development rights, you would equally have been allowed an extension under today’s rules.
